Hello,

Im very close to purchasing a house in Nassau county new york.
the house is not in great shape and I want to tear the house down and built a new house.

I just want to build a nice 4-5 bedroom house not too luxrious.

What are the expenses involved in tear down. And if someone can give me a ballpark sf esitimate.

The cost of demolishing and removing a house is relatively inexpensive. Figure about $20,000, the majority of which is for dumpsters.
Building a new house in Nassau will cost you somewhere around $200 to $250 per square foot. Costs can go a lot higher than that, but you did say you weren't going to do anything too luxurious.
A 4 to 5 bedroom house will be approximately 2,000 to 2,500 square feet.
You can do it in 2,000 square feet, and do it nicely, if you have it designed efficiently, with no space wasted. That puts the construction cost at approximately $400k to $600k, depending on the final size of the house, and your finish selections. Figure a cool half million:) I build on Long Island, so I know this is not far off.
