I live in South Florida and my home is around 2000 SQFT right now. The home on city paperwork shows 1641 SQFT not including the enclosed patio area. I have a car port in the northwest corner of the rear of the home and I'm looking to fix the closed patio and extend another ~400 SQFT for a larger living room and extend my bedroom(new closet and bathroom). I had a few problems initially ...#1 Septic Tank was sitting right behind my bedroom(it is being moved this week) and #2 I want an insulated roof...but can quite afford a pitched roof. I have about $30,000 available for this project( Carport Enclosed for a garage, 2 new bathrooms, bedroom extension and extend flat room(hopefully insulated flat). I got a quote from a Architectural/design firm of about $3000 for the plans. Does that sound right? I will be doing a lot of the work myself and contracting out for the foundation/framework/ and roofing. Any recommendations?

Typically an architect will charge from 3-5%.. yours is at 10%. Might be a little high if he/she is actually designing to your budget of $30k :)

I thought it was a little high also. I'm not sure if the design/architectural firm knew my budget. The project could cost 50-60K if I hired a GC and contractors for every piece of the project. I sent them an email and I'm waiting for the response.
