Construction Loan

Hello all. I'am a new GC Residential home builder in North Carolina and I'm new to this forum. I'm having a hard time getting a construction loan to build a spec house. I've tried several banks and have been turned down by all. I have perfect credit, no debt and enough cash to put 30% down. I know spec loans are being given because other builders in the area are building. I was thinking of trying one of the the spec loan sites I've seen on the net. I need some opinions and help on this. Its very frustrating,

You ought to be on the commercial side. Have you spoken to the other builders to see where they are getting the loans & what their terms are?
