:D Hello..........

I live in NY right now. We have been researching a move to Florida. We have been looking at the new home builders down there and it has been a difficult task to say the least, seems to be alot of shabby work going on!!

Anyhow, we narrowed our search down to a builder and have a couple of questions.

We are looking at a two story constructed home. The first floor would be CBS(concrete block) outside walls, the second floor is 2X4's, outer walls and roof. I would rather see 2X6's, I'am a firm believer in "overbuilding". Question is, if I can't get the builder to go with 2X6's, would the 2X4 wall and roof be sound enough for many many years to come. They have built ALOT of houses this way for many years, I'am just concerned about it. THANKS!!

I agree with 2x6 framing not just for structural but for thermal protection also (I hear it gets hot down there). Insulation protects the home against heat as well as cold.
In answer to your question are 2x4's adequate -- yes they are adequate. Many homebuilders in Montana and Colorado (snow loads) use 2x4's for first floor garages with living space above and have had no problems.
Also if the builder will not build with 2x6's I would suggest looking for another contractor to work with. There is very little reason for them not to do that as the cost will forwarded to you anyway - which is not that much more expensive.
