I am having a house built in Maryland and went up to check it's progress. I noticed several problems, but I am not sure what is acceptable and therefore what to complain about.

I have observed:

Damaged (Cut) Joist – Living Room

Wood support holding steel beam – one that I can see without ladder

Joints not squared – Living room and more

Crumbling foundation edges
· Garage
· basement

Split lumber
· Living Room
· Family Room

Cut/Torn Insulative shield
· Garage several places
· Family Room at top of each section (crane?) & other
· Morning Room

Detached Insulative shield
· Family Room

Warped Insulative shield
· Dining Room
· Family Room

While I was there I also observed a worker removing wood from the pile in front our house. He took it to another builders site in my neighborhood.

Any advice would be appreciated!

That joist will not be a problem, being that is continually supported by the framed wall. However,it sounds to me that you are going to have problems with the quality of your home throughout the whole building process!

I was going to purchase a Ryan home last year. I noticed some of the same sheathing issues you have photos of. Because the sheathing is attached at the factory and transported many times it will be subject to damage long before installing on the home. I would worry about it too much. After they are done they tape and torn areas. As far as the foundation edges go, it seems to be a normal occurance of poured foundations when around corners.

Good luck to you. Several of my friends have Ryan homes and they have been really pleased.

One more thing. I don't think anything is wrong /w wood supporting a steel beam provided it was intended by the architech.

If this were my house:

I'd watch it closely, as you are, and make sure things are fixed before covered up, make sure they tape up the holes before siding....

As far as taking a board from your pile to go to another site: Ask the guy about it. It may be, he honestly borrowed it to keep that project in schedule, and will replace it for your site. Or, they may not.....
