I went and looked at it. Other than a small problem with wood boring bees, what things should I be worrying about?

It needs the wood treated. It needs some other work, but nothing that I feel would be a deal breaker.

What am I missing? Anything I should go back and look at again?

I would ask to see heating and cooling bills.

That will tell you more than anything else if you have crack and/or chinking problems.
