View Full Version : Waterproofing Sill plate

I was asked to design a garage around a pre-existing foundation. The problem is that it is a half foundation and the side that is exposed to the most weather (ocean side) is to be built on a pre existing slab. So I will lay down the sill and bolt it and build my bearing walls off of that. My question is what sort of waterproofing is available to me to make sure the sill stays dry if there is driving rain (common) or if there are grade issues with the slab. Is this something that requires additional concrete work or is there some flashing solution or waterproofing product that will allow me to solve the problem as I build?

There was something posted awhile back regarding a sill sealer and waterproofing - all-in-one. Maybe someone can remember what it was called.
My personal opinion is that a self-adhesive product like Grace Ice & Water Shield would do the trick. This could be attached to the concrete and layed over the sill plate and up onto the sheathing.

I would bed a piece of alum. to concrete with something like Blackjack Neoprene. I would also extend this piece into the room 2" and after walls are set , IN another bed of BJ. I would then turn the 2" up as additional water barrier. By the way, this metal should be turned DOWN over slab about 6" at least on outside of wall.
After walls are up, I would then add another piece of 14" alum. to outer wall and extending down past the slab at least 6", more if possible. Then and only then would I follow up with the tyvek and don't forget to flash any windows before J-channel goes on.
