View Full Version : How long does a concrete tile roof last?

I have a small 1335 sqft house that is 20 years old. I have a concrete tile roof which is slowly breaking at the tongue/grooves. I have had a small leak at a valley that is underlined with a composite rolled shingle to help the roof leak and water to flow through the valley. It still isn't working.

I am building a 370 sqft room addition and the architect needs a longer run through the valley to accomadate the addition. He is not 100% sure if a cricket will work but is his only solution.

1) How long is a concrete tile roof going to last in Southern California?

2) Is it going to be impossible to match a 20 year old tile to a new tile for the addition? (both style and color)

3) Is it worth retiling the whole roof on a financial standpoint?

4) Is there another solution to a cricket?

1. It really depends on the product you are using. I would say anywhere from 15-20 years. Some will last longer others won't.

2. It will be very difficult to match old to new. Not because they don't have the same products per se but because one will be weathered and the new will not be.

3. That's up to you and what your financial stance is at this time. But as far as possible further damage from the area - it would probably be in order.

4. Without seeing a plan this is difficult to answer. I personally try to stay away from crickets - it's 2 more valleys that have the possibility of leaking.
