Can someone tell me what I would charge an individual to put a new roof on his garage? Total rip off and hall. 1023 sq.ft., Materials came to $850.00. I live in upstate N.Y.

Roofing estimating has quite a few variables that should be considered when bidding a job. Such as height above ground (risk of fall), steepness of roof, how many valleys and hips/peaks, roofing material. $850 seems pretty cheap for material on that size of roof - some of the items you may need are tar paper, valley flashing (metal), edge flashing, etc.
Have you done roofing before to where you could estimate how many hours it will take you? That would be where I would start - estimate the number of manhours you would need and then estimate your cost per hour.

I have all the items you've metioned and I have done a little roofing before. Theres about 9 feet of straight line flashing work and it's about 8-9 feet from the ground and thats about it. It's also walkable. Someone told me to figure about 2.5 times the material cost which comes to $2125.00. I quoted $2000.00. Does that sound about right to you?

Actually that would be pretty close. We used to use modifiers for all our framing, concrete, and roofing. About 6 years ago we used 2.5 and today I would probably use 3. It sounds like a pretty riskless job so I would think you would be ok with 2.5 times material cost.
One question.. you quoted 2000 for labor only? Or for the whole thing? Our modifier was material cost times 2.5 is equal to labor only. Anyway, I think you're right in the ballpark.

To tell you the truth, I used 2.5 times for labor and materials. Maybe thats explains why my landlord jumped on it so fast. LOL. No biggie, A friend and I are the only two working this job. We should come out with a little less than $600.00 profit each for a days work. Beer money. Thanks again. Joe B.
