could I get some opinions on what make good selling points for real estate? Im wondering about construction details.

You're looking for construction details to increase the value of real estate? Or more for features of a home - i.e. sunken living rooms?
I guess that was a broad question and kinda still is cause I was wondering about both Rich, details and features that really appeal to a buyer.

I bet a real estate agent would be a good one to talk to.
It really depends on the taste of the client you are looking at selling too.

We have finished our fixer upper and have just listed it. A couple of points when selling: make sure everything is clean, clean, clean (check for floaters in the toilet) Take most of your stuff from your walls and closets and put them in storage ( if it's from your wifes closet use your imagination) paint everything, edge and trim evrything in your yard. When someone comes to look make sure you are clean and neat and shaved. The last bit also applies to the husband.

roger g, I was in real estate for 13 years. Most of your advice is good, except for the last part.
It has been my experience that seller 'zeal' can do more to kill a sale than anything else. When an agent brings a prospective buyer to look at your home the single best thing you can do is 'have to go to the store'.
Yes, I am dead serious. Leave. If the agent calls in advance vacate the premises before they arrive. No, you aren't too busy with that project. Go. Begone.

You're right dragon but I thought that he would be selling it himself what with this being a do-it-yourself site..
I find that most real estate people only"show" a house rather than trying to "sell" a house. My wife used to be in real estate plus we have owned quite abit of property and have found some great agents though some are slugs. Just like in the trades.

Windows are important. If you have high quality windows.. anderson, pella, etc., buyers like to see that and it will help the house to sell quicker
Curb appeal, good smell (not overpowering though - maybe open the windows a little for some fresh air), entryway, master bedroom/bath, details (cover plates, etc)...
Also, don't get caught trying to hide anything - too many air fresheners, pictures over holes in the walls, etc.

Also, as an agent I'm astounded sometimes by new builds/remodels that people do who are not professional builders. They many times get to 95% complete and then stop the work and put the home on the market. I walked into a new home a few months ago and there was no closet, a pedestal sink, and no where to put any towels, no hooks to hang them, and no where to store toiletries. Then there was the little things like MATCH the hardware. In one bathroom in the same house, matte black door hardware, brass hinges, chrome sink hardware, and brushed nickel bath hardware. Just have a plan. Execute it. And you should do great.
