I was wondering if anyone know of any good estimating software for residential repair/remodeling. Thanks, Have a good day.
Excel is probably the most flexible.
If you want something with a database the National Construction Estimator is ok - although I don't think it's accurate enough, but it's pretty cheap. More expensive is maybe something like Timberline.
Yeah I agree with Rich, excel is the cheapest and the most flexible. Try a Timberline Demo for urself!!!
Thanks guys. One more question, I am bidding on a 20 x 20 garage here in PA. I am using a monolitic slab. My bid was 13K wich I don't think it is to high, but the developer said it shouldn't be more then 10K. I have a feeling that this guy is playing me. My question is Am I to high on my bid?

We need some more information....
Are you performing a turn key job? If so,
1. Any electrical or plumbing?
2. Roofing material and slope.
3. Structure height.
4. Exterior material and finish.
5. Interior finish.
6. Any pedestrian doors?
7. Are you to supply and install the garage door?
8. Any windows?
9. Is the roof stick built or trusses?
10. How much site work is involved?
11. Who is responsible for pulling the permits?
If not turn key, what is your scope of work?
My scope of work is
1. only electrical work 2 lights outside, 1 inside with switches outside and inside. 3 outlets.
2. Shingles to match the new house. 5/12 slope
3. I would say the hight would be 12' I have to check on it more. they keep changing on me.
4. Exterior of sliding to match the new house.
5. No interior finish.
6. No door
7. I am to supply all materials and install 16' garage door.
8. No window
9. Prefab trusses will be set with a help of crane.
10. This will be a new site. They have not select any lot yet. I don't exact location yet. But I was told it's flat.
11. They are responsible for the permits
So i am going off of what they told me.

I was going to say you were quite high for just the slab. At 10k - it's 25/sf - at 13k it's 32.5 / sf. 32.5 seems a little high without any interior finish - but I don't know what the labor/material costs are in PA - you might be right there.

I have a new software. It is very simple and the cost is very low compared with the big software companies. Mind operate with calulation wizards that estimate all phases of materials and then it is posted to the bid sheet. You can see sheet shots on Ebay under construction software for builders. I have put several years into this to make it EZ. Take a look if you want simple but powerful.
