What is a fair fee for a construction/manager. Is it a percent of project or a flat fee!...I'm adding on to a existing home here in north california..I'm finding anywhere from 200 to 400 a sq. foot from contractors..Any suggestions would be appreciated! Thanks :shock:
2-400 dollars? Typically it's a percent of the project cost - but can also be a flat rate.
What type of finishes are you having - midlevel or highend? Is it in an upscale neighborhood?

200-400 a sq. foot to build from contractors in my area...I would think that if you do your kitchen in all wolf, sub-zero and highend granite that number will be on the high end. I guess a better question is how much savings could I anticipate using a consultant/manager. What is a ballpark price for thier services? I have never contracted a complete house, but have done smaller projects. I plan on doing some of the work myself to be involved in the project.
Honestly I don't think you'll see much of a difference in contracting with a GC or a CM. Both have pretty much the same overhead and will want about the same profit. Typical ballpark for O&P is 25% - lower for large projects and higher for small projects.

Thanks for the info....Any advice as to just highering a gen. contractor for the whole project or highering a man/consultant to help me with the project? :shock:
I would suggest a GC but I'm kind of partial :)

I have a similar question. Only it is for construction of a new house.
For a CM doing all of the sub management and on-site management what is a reasonable fee? It looks like up to 10% is 'standard'. This is for a 3900 sq ft house, estimated building cost of $330,000, not including the lot. The estimate was done by CM and I have verified it. His fee estimate is $50,000 over top of the $330,000. That included all overhead and misc expenses. Is that close to right? Or is this high even if the service is 'Platinium level' and the misc expenses?
Also, is it common to contract these services using the AIA forms? Specifically, B801CMa?

It's not bad @ 13% (total project / fee - 380000/50000). For you as a homeowner - the AIA forms give pretty good protection.. I'm actually surprised that a CM/GC would use an AIA form.

On the AIA forms. We have not executed them. I was looking for a contract template and came across them. Given the level of detail and assumptions I could see why CMs would not use them. But it was worth the $14 to see what should be covered.

I'm very curious. Where are you able to build a 3900 sf house for $97.50/foot? What materials are you using and what finishes?
I'm in New Mexico, and hard costs are much higher. Thanks!
