Gentlemen and Ladies:
Is there a standard contract I could use for the subs I'm going to use in building my house or do I need a seperate contract for each sub? Also, where can I get this contract form or forms? It would be great if I could get them over the net. Any ideas? Thanks for any input.

I'm sure some here can help, I just want to say I'm interested in this too.
I had a link somewhere that has a lot listed.
Let me look around and see if I can find it.
www.agc.org - look at their short form subcontracts. There isn't one contract for all subcontractors.. each scope will need to be changed to match the scope of the subcontractor.

I think the most expensive one is 22.50 for non-members.

I would suggest getting back to us when you go to write your contract scopes - the biggest overcharge you will have is scope holes. Such as, not including something like tub framing in the framers scope - or requiring mechanical to coordinate with electrical.. that kind of stuff.

Keep in mind that contract law does vary some from state to state. I'd have an attorney go over any generalized form before using it.

Well, everything has come together and I think I have the contract thing worked out. All subs were responsive to the contract I presented to them. I think the main thing about those contracts is the communcation that I have specified BETWEEN the subs. I specified that all subs MUST talk to each other so there is no one saying " I didn't know that sub was going to do that". I hope it works out. I will be on top of everything that goes on. I hope to post progression pics as the house unfolds.

Right on..
Our standard clause states something to the effect of "This contract includes coordination between subcontractors, specifically the trades of -----" so for a millworker there would be coordination between themselves and the framer for any backing they would need. Then the clause goes on about "no change orders will be issued for failure of the subcontractor to coordinate their scope of work or for delays in material deliveries" which ties back to long lead item coordination with us.
