I talked to a metal guy (not a roofer) about the subject, and I need a sanity check. Currently there is no soffit/fascia.

1) I asked about continuous soffit vents panels, but he said one every 8 to 10' or so was good enough and continuous would end up looking dirty on a white soffit in a few years as dust comes through from the attic. Is he right?

2) He didn't put on his quote gutter aprons. I understand that they would have to be nailed under the shingles into the rafter tops. Since he's not a roofer I hesitate to let him touch my shingles. A new roof is a few years out, can I wait and have the apron put on when the gutters are already up or does the apron have to be installed first?

Thanks,

jjb

I do one vented panel every 5 panels, each panel is 1' wide. 8' isn't goodn enough in my area and may void the shingle warranty. Continuous vented soffit panels looks strange.

Nailing your gutter apron/flashing into the rafters from the top? Hmmm. I've never done that and I've been installing gutters since 1998. I slide the flashing, at least 3 inches under the shingles and instqall the 2" side of the flashing over the back of the gutter. I then fasten a gutter bracket which nails through the flashing, through the back of the gutter, through the fascia board and into the rafter tail.

IMO you should never have gutters without apron/flashing. At very worst re-use your existing flashing if it is nailed under the shingles which is highly irregular for my area. If you do have the apron installed later when the roof is done, you will need to remove the brackets before you install the flashing, the re-install the brackets.

I'll have him go 1in5' soffit venting as you suggest. I think he said 1in5, but I thought the panels were wider.

I was under the impression that he uses the hangers that you nail in place before the gutter goes up. In this case I think you would have to put a nail through the gutter just to secure the flashing, or nail the flashing through the roof. Neither really appeals to me, but I take it you don't use these hangers and use a concealed fastener which requires nailing through the gutter anyway. This is starting to make sense.

So, in the below link (1st image) you nail through F/E/A. What about the 2-piece overlapping fascia - necessary or nice-to-have? Also, I don't have the 1x at the end of the rafters - do you need it to support the system or are the rafter tails sufficient?

JJB where are you from? the above link is a link to one of my competitor's web sites.

Yes I use a concealed fastener, which is not shown in that photo, but other than the missing bracket/fastener the only other difference is the first flashing they show (a). It's very redundant, and not necessary, to have A and B.

I'm in Toronto (profile updated I hope). Sorry I had no idea about the site's physical location - google just took me to them and they had a good cross-section.

Did a search and found your description about the procedure (tack the gutter up first without the hangers). Prior to that I couldn't figure out how you could do it without 4 arms. It is all crystal clear now.

I looked more closely at my neighbours', and the guy did use hidden fasteners, so hopefully the flashing (can't see if there is any) is either his standard or he's willing to add it at a nominal cost. The quote was just on the back of his card, and not detailed as far as materials.

Thanks again,

Ya I had a feeling that would raise red flags! Maybe "quote" isn't the right term for what he gave me, because I just went to the neighbours and asked for his card and how much it would cost for the exact same thing (all the houses are the same). As you've probably figured out by now, I didn't really even know what I was asking for, so we agreed that I'd figure it out and get back to him.

Thanks for your help,
