View Full Version : Ballpark cost to add a floor?

I know this is thin ice - I'm not looking for anything exact - I'm just looking for a ballpark idea.

One wing of our house is single story, and we are talking about adding a guest bedroom above it. It would meet the existing second story of the house.

The addition would be about 11x25ft. The existing structure sits on a full basement, and has a load bearing wall to break up the 25ft span. No plumbing involved, only basic electrical. No interior finishing, we'll do that.

So we're talking about:
Demo (removing the existing gable)
Framing
Windows
Siding
Electrical
Insulation
Roofing

Can anyone give me some idea of what something like this would run? I fully understand the variables involved, but I'm trying to figure out if it is realistic for us or not.

I would guess between 30 and 40 / sf if you aren't going to have the finishing done. Figure about 20/sf for framing it (maximum - could be as low as 12/sf), 4-6 / sf for electrical, 12-15/sf for demo, etc..etc..
