i should have been more precise about my location.i live in fl and i want to know what is going rate for stick framing a house and going rate for sheeting. i would really appreciate the help.

It seem that the day when you can get a footage price (residential in CA) from a sub is gone.
Nobody will even give a ballpark. I guest that work is more than plentiful so everybody is naming their own price.

In Ft. Myers every contractor I've spoken to has said $100 a sq/ft. I guess it depends on where in Florida you are though.
At one point I was going to build but the only place I could afford land would've given me a 30min commute probably. The land would've been about 40K, the house would've been 150K. And on top of all that there are still septic, well, taxes, and impact fees. So I would've been looking at well over 200K for a house 30 mins from work, family, and friends. AND in an are that I didn't really like because there was really nothing there.
In the end I got lucky and found a house for just under 200K in the city, in a good neighborhood, and only 2 miles from work. I'm buying a bike.

Here in NC, you can find stick framing at around $3.00 per foot..
