I know nobody is going to give an exact number here, but I have nothing to go on. And paying for an appraisal isn't what I want to hear.

My friend and I are planning on doing some work on a house going up this summer. The guy needs to know how central air and hard wired ethernet/cable/phone will affect the value of the house. He's going to live in it for a few years and then sell it. Let's say it costs him $10k to upgrade, how would that affect the sale price?

I'm looking for best guesses.

The ROI on a/c might be 10-15% on actual costs. Ethernet might be 5%. Take that same 10k and put it into a kitchen or master bath upgrade and you'll see something closer to 50% or more of actual costs.

Yeah, but we're bidding on the a/c and communications part of it though :wink:
