Hi,
I just did a room addition to my 2 story southern California home.
After loosing my trust to my contractor, I am now looking into things that he might have done wrong.
When he did my doors and windows he wrapped the house wrap inside the windows then placed the window and put the flashing paper on top. It seems to me that this flashing-paper would be useless if it sits outside the house wrap.
Initially, the leaks came through most windows, before stucco was in place. And they did some to fix them. But after Stucco was placed I don’t see anymore leaks.
I know stucco is not water-proof even if it is painted. But does it repel most of the water?
If I don’t see any leaks into the dry wall, should I still be concerned.
How can I tell whether I have water damage to my structure?
My house gets a lot of sun during the year, does that reduce the concern?
Could you please look at the pictures and see whether it was done correctly?
I also remember there some minor tears in the paper especially near the place the old house was connected to the new part. Is that normal?
