I need to re-caulk the seam where my T-111 siding over laps my concrete foundation. Looks like the nails loosened and the siding pulled away 1/16th" and now the old latex caulk is cracked and falling out of this seam.

Iv used Dap caulks and wont again. I like ISO for my windows.

Which caulk would you recommend to seal this up before I paint the foundation & install vinyl siding? Would a butyl last the longest and paintable?

Thanks

Most latex/acrylic sealant are best used indoors although some are good enough to be used exposed to the weather but should be painted. Most do not adhere well to metal. Butyl is best used for glass and metal seals only. The longest lasting, most waterproof one-part sealant is GE Silicone II. It adheres to almost anything but is especially good on metals. The surfaces must be dry, clean and smooth and silicone cannot be painted. If you must paint sealant, I guess some kind of high grade latex or urethane or silicone/acrylic combination will do. There are so many formulas and brands that I couldn't tell you which one is currently best. Get the most expensive one; there are no sealant bargains.

Thanks sweep. I went with Geocel proflex. Its not cheap at around 5 a tube. But I need something paintable that lasts. Any recommendations on where I can get it cheap?
