Just wondering what areas of the construction that you normally have sub contractors do for you.

Excavation, drywall, paint, and sometimes landscaping (just depends on extents of what they want).

Thanks Rich. I will check the site out. I am just looking at expanding into areas other than landscaping. Primarily I am considering excavation ie digging foundations etc as well as possibly some concrete work. Some of our local builders sub out the landscape, but most do themselves. Thanks again

Excavation and landscaping makes complete sense to me.. you can excavate the foundation and pour it.. then backfill the foundation after floor framing. At that time you could get your rough grading done for the landscaping. Demobilize and mobilize again at the end of the job to complete the landscaping.

I sub out everything except little repairs. I have one "production" employee who does those repairs. Everything else is subbed.

Then again I don't build buildings... but if I did I'd still sub out damned near everything.
