i was just curious as to how much framers charge per square foot in the midwest? for one, residential and how about multifamily buildings?
is it nomal for the framers to supply the nails and other fasteners?

any thoughts are appreciated. :)

ok, that's a real broad range.

how much for cookie cutter apartment buildings? nothing special, 8' walls, tji's, trusses, and some interior soffitts. what should something like that cost per foot?

are there any price charts or guides out there for figuring out carpentry costs?

The framer doing our home charged $4.75, $32K total for labor including nails. Home with daylight basement is 4500 sq. ft, attached RV garage is 1152 sq. ft, car garage is 576 sq. ft, and total of 3 covered decks are about 500 sq. ft.

He started about 3 1/2 weeks ago and we will be dried-in in early next week.

The numbers posted so far are figured on different square footages.. a basement is typically not included in the amount. 12-20 / sf is typical (depending on material used) and that is figured on living space of the main level.
Just recently I did a job and figuring all the square footage with all the materials and labor for framing it came to $23 / sf. This was using engineered lumber (2x6 Timberstrand) throughout the whole house.

No charge for basements? How about a daylight basement that is living space? Although there is no roof framing for a daylight basement the interior wall framing and stairs require a lot more work than a garage.

If lumber, trusses, hold downs, etc. is included then that works out to about $13.25 a sq. ft for our home including the daylight basement and garages.

It's not that there isn't a charge for the basement - but a basement is included in the footprint square footage of your home. Just like when someone asks for a square foot price - it's typically given as a main level living area.. think of it as one square foot starting from the subgrade up through the roof.
$13.25 / sf would be right in line.

We pay our framer three dollars per sf... That includes heated space, garage, and porches...

That's most likely labor only and covers all square footage right?

It covers labor and he also furnishes his own nails.... It covers all heated sf, garage sf, and covered porch sf.... There is no additional charges for things like, treys, bays, vaults, two story rooms, etc... It also includes setting the windows and exterior doors, wrapping the house, and covering the roof with felt... That is the price outside of Raleigh, NC... In Charlotte it is about 4.50/ft.. In Atlanta it is 2.50/sf...

The Atlanta houses are on slab.. The others are on a crawl..
