hi there,
question about the brick ledge on the foundation wall, confused; normaly it is on the same level ,even with the sill plate. would it be better below it for water reason?, and what about if the sill plate is incave in the wall during the pour, that would put the brick ledge over the sill?how would you go around having them both during the pour, adding a 2x4 for the ledge? thx :?

I've used 2x material, 2" insulation, plywood, etc.. whatever can be stripped fairly easily after the pour. I personally would have the brick ledge a few inches below finished grade, if possible. You won't see the concrete then - just your brick/stone. You'll need to put your weeps and flashing in above grade though.

thnx Rich...should you specify it to the forming crew or it's a regular procedure ,step for brick ledge and sill plate. :)

It never hurts to specify it - even though it's a pretty standard detail. Only go as far as specifying width and depth of it though - as there are many different ways (all equally good) to forming a brickledge.
