Okay so i'm going to be doing most of the remodeling on my 1950 house.

The area we are adding on is a 22x22 garage, a 29x14 greatroom/den, a 7x13 laundry room, a 30x10 back porch, and 14x26 master suite. The garage, greatroom/den, and laundry room will be under trusses attached to the original house structure where the to be torn down addition is right now. The back porch and master suite will be roofed by changing the pitch off of the original rafters and the new trusses about half way down from the peak probably.

The new additions will be built on a crawlspace utilizing the original load bearing footers from the old addition. The master suite crawlspace will be entirely new. The crawlspace will only be about 20inches or so to the subfloor.

So. I spoke to a contractor Thursday and lets just say he scared the living sh!t out of me.

His break down was:
$6,500 for the drawings (!!!!)
$25,000 for demolition of the original addition and hauling it away
#206,500 for the rebuild.

Yeah so $238,000.

That had to be the most insane quote for anything I've ever heard.

My parents had an entire house built on an island and had the drawings done for about $1,000. And the total cost for their house being built was $230,000. And it was on an island with no bridges!!!

My best guess is that I (meaning me, friends, and family) can accomplish the mission for under 100K. We all know plumbing and electrical stuff.

I know this is hard to visualize but some reassurance would be nice.

My father and law has built a few houses too so he knows that end of it.

Yeah he's a 55 year old man with a young 20's russian bride as well. I'm sure he's saving his penny's. And everyone else's too.
