Hi guys,

I'm considering buying a 2-story house built on a concrete slab in the 1930's in Chicago, Illinois. Most houses around here have basements or crawl spaces. This one doesn't. Is this a big risk? Should I assume that any serious damage to the foundation would already be done and that an inspector would identify the damage? What should I tell the inspector to look for? Will a house on a slab be a big headache for repairs? I'd appreciate any advice.

Does the slab have a thickened edge or stemwall under it - or is it just the slab? If it's just the slab I would be a little wary. Make sure you dig down next to the perimeter to have the inspector look at the slab.. put several holes around it. Look for proper perimeter drainage around the slab.
As far as headaches - as long as they roughed everything in correctly it shouldn't be a big headache.. there should be a number of cleanouts in walls and floors that will allow you to roto the pipes if need be.

I'll have an inspector look at the slab for the features you suggested. I have to wonder if in the 1930s insulation and construction standards for slab foundations weren't up to what they are today. So I wonder if problems of a cold floor or even a cracked foundation are likely.
