Well I'm guessing here but I'd say about $3500 for the roof and the dormer is aproximately $1,700 for the dormer (exterior only.)

Very hard to estimate and build over the internet.

Unless sketches are passed back and forth via email - you saw that I installed the attachment mod didn't you?

Yeah it can be done with sketches. My price assumes a 12/12 straight gable roof, 2 story easy access, and does not include permit or architectural fees.

Wow said 1700, and meant 17000. :)

Factor in the cost for getting rid of the old roofing materials. Tipping fees can add up pretty quick!

Sounds in the 'ballpark' of $40-$45,000 complete for dormer and roof, completely 'finished', depending of course, on where you're located. (Bathroom included may run an additional $6-$8,000)

My price didn't include ANYTHING interior, electrical or plumbing. When we build out dormers we ONLY do the exterior.
