We are halfway through the finishing of our house. All our firewalls are of the traditional concrete type and not ICF, i.e. hollow blocks filled with cement then plastered with more cement - sorry don't know the right construction term for it :( Our firewalls are not waterproofed nor painted yet.
And instead of a traditional roof, we have an open roofdeck made of poured concrete slab which was lined with this black material (originally in rolls) and for which they used what seemed like tar to secure it to the slab. Final finishing is done with washed out pebbles.
A few weeks back we experienced continuous rainfall for around 9 days. Somehow, water seeped through the lower level but just thru one side of the house. It damaged the newly finished parquet tiles of 3 rooms!!
We are getting confusing suggestions as to the cause of the leak. One builder said it was because our firewall has not been waterproofed yet, and the heavy rainfall caused the concrete firewall to absorb so much water which seeped down to the lower level slab joints. One builder is saying it is not likely for the firewall which is completely plastered to absorb so much water. His analysis is that the waterproofing on the roofdeck probably have been damaged during the washed out pebbles finishing, causing tears/leaks. And/or during the washing out some drainage must have gotten clogged. But we don't have any downspout at that side of the house which suffered from water damage.
Any inputs you may have will be appreciated.
TIA
Lisa
