What would be the most inexpensive project for a new home owner to raise the value, bringing the largest Return On Investment?

Well - to expand on your earlier post - exterior paint would be my answer for the most inexpensive.

I saw your reply...thank you very much.... Exterior paint makes sense... when we've looked at homes w/ a RE agent, we've asked why the previous owner didn't paint & their answer is usually because they liked the color... So, I guess if you're looking to sell, it's probably better to think about what the buyer wants & what's popular, rather than what you want, especially if it's puke green ;)

My answer would be: It depends on what your home needs. Don't paint just for the sake of painting.

Curb appeal is very important though... do whatever it takes to make the front of the house stunning. You want the prospective buyer to fall in love with the house on first sight.

I always like distinctive front door colours. Not garrish but noticeable. Also landscaping and I don't mean spending lots of money. Prune back hedges and bushes. Remove the one that maybe looked cute 300 years ago. Edge all the flower beds and lawn along walkways and such. Keep the grass cut real nice.

Not sure if this is for a long term investment or for a quick re-sale. Remember...when your selling a home(i presume that's what we are discussing) it's the woman who makes the final decision. Concentrate on Curb-Appeal, landscaping, etc and then on kitchen and closets. If it's for a long term ROI..I would suggest..build out every available sqaure foot that's possible(better ROI of cours if you do it yourself).

That's assuming you know what your doing, other wise your just throwing your money away. I've seen too many DIY disasters.
