Act 12 recently signed in is changing the way we build. from now own to get a building permit I need to get house plans and engineered drawings. Is anyone familiar with this. I would like to build a 30x 30 garage apartment with walkable space inside a 10 /12 gable. Does anybody have any ideas how much it would cost for engineered drawings. for say 900sq ft downstairs and maybe 450-500 upstairs ( inside gable ). I would prefer to build using concrete walls and metal rafters and roof, ( I get an insurance discount for nonwood). Thanks for your help.

Contact a draftsman or engineer for plans. I'm not sure what construction costs are like in Louisiana for a garage w/ apartment.

Once you have the plans you submit the plans to your local county or city permitting department. They review the plans, approve the plans, you pay them some money, you get your permit, and then you build and then they come out an inspect.
