We are planning on building a new house soon. We have our own timber (both pine and hardwoods) and a sawmill operation. We sell our timber products green to brokers but have thought about doing some secondary processing. To manufacture our own lumber, we would need to add a small kiln and a planer/moulder. I'm wondering how much I might save on the building cost for a 1500 sq. ft. house. What percent of the cost of a new house is labor compared to materials? About how many board ft. of framing material would there typically be in a 1500 ft house?

Thanks

Your typical 1500 sf home will have approximately 12000bf of lumber and 4500 sf of sheet goods like plywood. In that respect your typical framing package will cost around $8-9000 not including the labor.
When I first got into estimating/bidding work I (Dad taught me) used a modifier. At that time the labor modifier was usually between .5 and .65 of what the materials cost. Now a days that number is up around .7 to .75. Of course that's for framing.. concrete modifier is higher.
Hope that helps.

Thanks for your quick reply.

That's very helpful. I assume that includes the roof, but does it also include doors, windows , and siding?

Thanks

That does not include siding, doors, or windows only the framing package itself.
