View Full Version : Replacing water rotted sill plate???

I have a 105 year old balloon construction house. The outer sill plate is rotted due to water damage and needs to be replaced/resupported. What is the best way to go about this?? Any info is appreciated.

Are the studs on the sill or on the floor? What is the condition of the joist ends? How rigidly tied together is the building? There are several approaches and any number of ways to end up squished. I have lagged a beam to the studs and lifted while replacing rotten bottoms. It requires a real eye to safety when lifting a building. Take the time to understand it and support it properly, an engineer is your best bet.
