View Full Version : Foundation in crawl drips outside is a sump pit

I have posted 3 questions today, because we want to make sure that we are watertight in our old 1968 house for the rainy season, so I hope I'm not being annoying. Last question: we have a cement sump pit outside, a 3" pvc perferated french drain feeds into it, a 1-1/2" pvc expels the water when the sump ball detects the water level high enough to expel. It is in working order. The cement pit however is quite pitted, and we went under our crawlspace and our foundation has a drip, drip, drip and directly on the otherside of the driping foundation is the cement sump pit. Well in that area in our crawl it is muddy, but no standing water. The muddy area as it continues to rain has spread about 10feet along the foundation wall and out into the crawl about 4feet. Should we coat the sump it with somthing like hydralic cement to waterproof it?

You have a geral water problem around your home.

If you have water inside and the sump is not full, that could mean the water is coming from othe sources than the sump pit. - Is there water below the low limit shut-off? Pitting does not mean leakage without cracks.

Hydraulic cement is not meant to waterproof anything when applied as a coating. It must be forced into a crack and allowed to expand and seal the crack.

It sounds like you have poor drainage and a drain tile system that is not low enough and possibly not in the correct areas for your surface drainage and gutter downspout extension locations.

All our gutters are diverted to a 3"pvc underground to the street gutter.
We have french drains around most of the house that go to two sumps. We have a nice cement slope that was put in about 8 years ago. We have replaced old settled concrete around the home with new concrete that slopes away from the home.

You say: Is there water below the low limit shut-off? What does that mean?
Sorry I am just a homeowner. If you're talking about the lowest area of the crawl, we did have water years ago, then installed the french drain outside near the foundation and a pipe under the foundation in that low area with gravel that connects out to the street. That area is dry and has been dry since.

Is it okay to have mud under your house along some perimters as long as it isn't standing water and it does dry by spring/summer? Most of the crawl stays dry, just around some permiters of the foundation there is mud, but particularly dripping right through the foundation on the other side is that sump. There is a home that next to us that is about 3 feet higher. Maybe their water drains down and under our concrete and then seeps under our foundation?

What Is The Elevation Of The Sump Pit In Relation To The Crawl Space Floor ?

The sump pit bottom is 2'9", the crawlspace is 18" in height and in place a few inches more.
