Ok first timer, so here I go:
I have a 4 bedroom 2 1/2 bath house colonial about 20 years old.
I would like to add a family room on the existing side of my house.
My first thought is to add a 22' deep by 14' wide addition.
Now my questions:
I would like the first floor to have a 10 foot ceiling and the 2nd floor just be an unused attic with a height of 6' to match the roof line of the existing house. I don't need extra bed or baths but i really could use extra storage space and would like to have a higher ceiling in the family room since the rest of the house has 7' 8" ceilings. Does this sound ok? Or is this a bad idea?
About how much would this cost per sq foot, I mean would I be paying for 308sq ft or 616 sq ft. with the unfinished attic. A ballpark number would be a great help.
I understand I will need to talk to a builder/designer but I'm just trying to get some ideas.

Also this side of my house has basement windows. If I do a craw space can I block my basement window. I used 22 ft deep since this will only block one window.
