View Full Version : Cracked slab - what to do?

A month ago I bought a 20 year old townhouse unit. It has a slab foundation. I pulled up the original carpet and found a crack in the slab.
The crack is widest in about the center of the house, about 1/4 inch wide. Tt extends about 6 feet to the middle of the living room. I assume it also extends under the floor and walls, but I can't see that without tearing things up. The crack is flat, and in the center of the house, I have good drainage away from the building as well.

My main concern is that the widest part of the crack is on a wall that extends all the way to the vaulted ceiling of the living room. I think this makes it a load bearing wall, supporting at least 1/2 my roof.

In the floor plan, the crack starts at the wall to the right of the 6 and extends to just above the 8. The whole area labeled Living is 2 stories.

From what I read, it sounds like I can just patch this with caulk or HYDRAULIC CEMENT, but I wanted at least one other opinion.

I would suggest hydraulic cement as it will flow into the crack or can be "pushed" and it's as strong or stronger than the concrete itself.
