View Full Version : Addition and kitchen remodel help.
I have a 30x66 ranch style house. It has a 20x20 garage that is beside the kitchen. I want to convert the garage to living space, completely new kitchen, and build an addition for a master bed/bath.
I need some direction on how to lay this project out. Where on my house should I build the addition, kitchen design etc. I'm not having any luck locally with an architect. Should I look into the online architect companies.
I need some direction here I want to get started but want to have a plan.

I don't think there is any such thing as an online architect company, and frankly, the house woud have to be seen and probably measured before any project like yours is attempted. I can't imagine an online architect giving the kind of service that's required.
I can't give you any direction without at least seeing an accurate floor plan of the house, I can tell you that the project should start with numbers, particularly the budget, and also, the zoning should be checked to see where you can and cannot build. Starting at the beginning is so important. If you skip steps, it will cost in the end.
You want to convert the garage to living space, but exactly what kind of living space? Exactly what would you like in your new kitchen? Eat-in or not? How elaborate a master bath do you want? How big is your family? If there are kids, are they very little, or older? How will their sleeping and bathing spaces be accomodated? Do you like the sun to wake you up in the morning, or not? Do you want privacy from the kids, or do you want them close to your bedroom? How will groceries get into the kitchen from the parking area? How is the existing plumbing arranged? Is the garage on the same level as the house? Is there a vapor retarder under the garage floor? The questions go on and on, and a good architect should be asking all of them, and be paying attention to your answers.
I am located in KY. I have seen several online companies that take a sketch of your existing floorplan and pics of your house. Then they ask what you want to achieve with your addition/remodel and they draw a sketch for you implementing your desires. If it satisfies you then you can ordewr the blueprints. I don't know how good this would be that's why I was asking. The one I have read the most on is called Virtual Architect.
My area is not zoned. My kitchen is right beside the garage that I want to open up. My kitchen is small, here's a rough sketch of my house.

The only part of my house that will be affected is the end where the kitchen and garage is. No bedrooms or baths will be affected. I can answer all the questions you have. I just can't find an architect locally that does residential work.
They all tell me that my project is pretty small and that it wouldn't justify what their cost would be to get involved.

A typical kitchen remodeling, if patterned in the past decades should have the triangular basics, wherein the sink, refrigerator, and stove are on triangle angles with a big space in the kitchen center, so that it would be easier for the mother or the woman of the house to move around. kitchen remodeling plan must have at least a good amount of working space where many people can work, and do multiple tasks. In kitchen remodeling, one must also note that the materials used are durable. The cabinets and cupboards in the kitchen must be of good quality, the paint or the glass used must not only fit the kitchen design and color but must also be able to adapt to the family’s structure and needs.
