I recently signed a contract to have a builder construct a new home on my new lot. I have just been mailed the site plan for my approval and signature. I know that this is probably pretty basic stuff, but before I sign this what, if anything, should I evaluate?

The following list assumes that the site plan was drawn by a licenced land surveyor or engineer.

The extents of the foundation should be indicated with proposed finished wall heights and proposed fininshed grades.

The front, side and rear setbacks should be indicated.

If this lot is serviced by municipal water then the size, location and grade of the main should be indicated. If the laterals have been brought to the property the size, location and grade of the shut off valve should be indicated.

If the lot is serviced by a well then the proposed location should be indicated.

If this lot is serviced with sewer then the size, location and grade of the main should be indicated as well as the size, location and grade of any lateral carried onto the property.

If this lot is going to have an onsite waste disposal system (septic tank/field) then the location of all the components should be indicated. If the are any interceptor trenches required to protect the dispersal field they should be clearly indicated with outflow directions shown.

If you are permited to attach the standpipes from your rain gutters to a storm drain then the laterals should be indicated.

If a culvert is required for the driveway it should be properly sized to handle the water volumes in the ditch.

All deeded easements and right-of-ways should be shown on your plan.

The closest power pole that will service the lot should be shown

The general surface water drainage pattern should be shown.

The driveway and finished walkways should be shown.
